Moving out and what vacant possession means and it’s implications
Completion Day - the day that keys are handed over to the new owners.
The Standard Conditions of Sale in England allow for certain terminology to be used and in the majority of Contracts, the term ‘Vacant Possession’ is included.
This means that on Completion all the previous owners, any tenants and any lodgers along with all of their possessions will have been removed from the property. Unless items have been specifically agreed.
This means that you can’t leave things in the property and that includes everywhere on the plot. i.e. the house/bungalow/flat plus any outdoor space including garages and sheds.
If you own things that you no longer want, then you must dispose of them one way or another before you leave.
Most people offer items to friends and family first or advertise them on Facebook or Ebay etc. There are lots of people in need of things who are short of cash and it would be a kindness to donate them to charity.

Sleepsafe Selby is a registered charity offering temporary accommodation and are occasionally looking for items of furniture. They also have an online charity shop where everything is sold to raise funds.
Selby has a number of charity shape that will take certain items to sell in their shops. They won’t just take anything so if you aren’t sure, ask them to call round and have a look well in advance of moving day in case they won’t take what you want rid of.
There are some house clearance companies that will come and take goods but again they will only take what they think they can sell.
After exhausting all avenues if you still have items you want to get rid of you will have to take them to the skip yourself or pay someone else to do it for you.
Don’t leave them in the property when you vacate as the new buyers will have the right to go back to their solicitor to contact yours as you will be in breach of contract. You may end up having to get rid of your rubbish anyway and be landed with legal bills to pay on top.
